Home Tips & Tricks

If you’re reading this it’s probably because you have recently bought or are thinking about buying a new home. Choosing to build from the ground up can seem slightly overwhelming and a bit ominous, but with the highly skilled team at Excel Homes – it isn’t! Let us help guide you on your journey to new homeownership and experience the Excel difference.

From the moment you walk into our Sales Centre our main goal is to help get you into a home with a functional floor plan at a price point that works with your budget. Our dedicated Sales Teams will be happy to answer any questions and concerns you have before you make one of the biggest purchases of your life.

Buying a brand new home involves many aspects and luckily most of them are fun! You will have the ability to choose your lot, features, and finishes. Our thoughtfully designed pre-planned options and upgrades takes the guess work out of crafting the perfect home, while also helping to add value. Our expertly designed scheme boards ensure that all of the colours and tones with your home blend well together and present a look of cohesiveness.

Once you have removed all conditions and the deal has firmed, you will be receive an introduction email from your Customer Liaison. They will act as your main point of contact throughout the rest of the process, supporting the Sales Team with any questions or concerns that may arise moving forward. You will be offered three meetings with our team throughout your journey before you complete your Homeowner Orientation and Possession appointments.

The first one is the Check Set Meeting, which is a chance for you to meet your Customer Liaison as well as the Site Supervisor, together they will go through everything with you before construction on your home begins. The second meeting is your Pre-Board Walk-Through, which your Customer Liaison and Site Supervisor will attend, this gives you the opportunity to see the house at framing stage and take a look at everything behind the walls (ie. electrical and plumbing). Lastly, you’ll complete a Cabinet Walk-Through with the Sales Team, which allows you the chance to walk through the home once all of the cabinets are in and take one last look at it before we begin to add the finishing touches.

At least 35 days before your possession date you will receive your possession letter. This will be the last piece to the puzzle and your signal that you need to finalize all of your mortgage documents, make a visit to the lawyers, set up utilities, and begin preparing to make the big move!

At your Homeowner Orientation and Possession appointments you will meet with one of our Quality Control Specialists. They will walk you through your home, explaining how your appliances, furnace, hot water tank, and everything else works. The Quality Control Team is highly knowledgeable and are the best people to ask if you have any questions or concerns, as they are Excel experts and have turned over thousands of houses throughout their years with us. They can also go through with you how to maintain items in your home to ensure they stay functioning properly for years to come.

Once you’ve had a chance to settle into your new home and get to know the features and finishes we will be by to conduct your 4 Month Warranty Appointment. This is a pre-booked appointment that you will be made aware of on your possession day (the 11 Month Warranty Appointment works the same way). Your Warranty Specialist will address any issues that may have arisen since your possession day and if needed, book the appropriate trades to come in to complete any necessary work.

Between the 4 Month and 11 Month Warranty Appointments we are here to support you in whatever you may need. If something needs to be addressed within your home, you can reach out to your Customer Liaison or your Warranty Specialist and either of them will be able to assist you.

As you approach the one-year mark we will conduct your last pre-scheduled appointment, which is your 11 Month Warranty Appointment. Much like your prior warranty appointment, this is the perfect opportunity to address anything and everything that is going on within your home. Many items, such as appliances and certain systems with your home either come with a 1 or 2 year warranty period, if anything has gone astray since you moved in now is the time to mention it.

Now that you’ve spent a solid year in your new home you’ve probably settled in and adapted to the community and everything surrounding you. However, this does not by any means that our contact with one another comes to an end. At Excel, we are here to support our homeowners, whether it be five weeks or five years from now. If something is not right – we make right. Please do not ever hesitate to reach out and contact us.
