What is the Alberta New Home Warranty Program?

If you’re new to the new homes market in Alberta, it’s important to be familiar with the Alberta New Home Warranty program.

So what is it? Essentially, the purpose of the ANHW program is to provide a process for resolving problems or issues between builders and buyers. They bring an unbiased approach to every situation to help provide an agreement or solution for all parties.

The program recognizes and respects the contractual agreement that the home buyer and builder have, and they work very closely with the builders to assist, advise and ensure their responsibilities to the homebuyer are being met.

How does it work? Before getting involved in a situation, the program assesses the homeowner’s request for assistance to determine if the builder has been properly advised of the customer’s concerns, and if there has been adequate opportunity for the builder to respond to those concerns. If you need assistance, the customer service rep will take down the details of your concerns, provide initial advice and if requested, send you the “Request for Program Assistance” form. This form starts the process of finding an appropriate solution, establishing a course of action and obtaining the necessary builder response to your concerns in a timely fashion.

It’s important to know that the responsibilities and obligations of the ANHW program are contractual by nature, and they are outlined in the various certificates you receive during your first Agreement signing with your builder, and also in the Warranty Certificate sent to you after possession.

Please note: The ANHW program is not an insurance company or a government organization. It is a not-for-profit company established in 1974 to create a better and more confident marketplace for both builders and homebuyers.
