Alberta New Home Warranty Program

Excel is a member in good standing of the Alberta New Home Warranty Program (ANHWP). Upon entering into a Purchase Agreement with us and completing a Deposit Protection Receipt, the program provides for:
  • Deposit Insurance - Your deposits paid of up to twenty percent of the total purchase price of the home (including land) and a maximum of $100,000 will be refunded by the program in the event of builder default.
  • Completion Insurance - The ANHWP undertakes and and agrees to complete the construction of the home in accordance with the Purchase Agreement, plans and specifications should your home be left incomplete. The program will appoint a contractor to complete work up to $50,000.
  • First Year Materials & Workmanship Warranty - In addition to any warranties by material suppliers and manufacturers, Excel and the program itself warrant your new home for one full year against all defects in materials and workmanship to a maximum of $100,000.
  • Five-Year Structural Warranty - The program warrants your new home against any structural defect for five years. The unused portion of the First Year Materials & Workmanship Warranty coverage amount, up to $100,000, can also be applied to the costs to repair major structural defects affecting the load bearing components of your home in the first five years.
  • Optional Ten-Year Structural Warranty - You may purchase additional structural warranty coverage which will extend protection from five to ten years for a modest premium.
  • Satisfaction Guarantee - As an ANHW Program Member Builder, Excel Homes corrects workmanship or material defects in accordance with the standards and specifications prescribed by the program during the warranty period.
  • Transferable Coverage Upon Re-Sale - Because the coverage actually belongs to the home any owner automatically acquires the remaining portion of the ANHWP and Excel Homes warranties upon ownership.
  • Problem Resolution - In the rare occasion where a dispute arises that cannot be resolved between the new home owner and the builder, the ANHWP provides three methods of resolution. The first is mediation, this is a process of discussion between the builder and the purchaser in which the program acts as facilitator. If mediation is unsuccessful there is conciliation, where issues are investigated and a report is issued outlining a course of action. Finally, arbitration is a more formal, time-consuming and expensive process for both parties involved.

Excel has committed to the Moisture Smart Code of Practice, to achieve consistent result in moisture prevention in their construction practices:
  • Moisture Control Technician - will maintain on staff at least one senior construction individual who has earned the designation of Moisture Control Technician (MCT)
  • Quality Assurance - Each house will be designed, specified and supervised in accordance with the appropriate Moisture Control Principles.
  • Surface Water Management - The surface water management plan will assure the placement of effective drainage swales and patterns.
  • Foundation Protection System - Review with the homeowner, if appropriate, the operation of the basement/foundation protections system specified.
  • Training - Provide the appropriate level of training to construction personnel.
  • Maintain Your Commitment - Utilize trades who share the understanding and passion regarding moisture control issues and encourage the trades that impact the building envelope to acquire the designation.
